I present to you a video tour of one of the hottest projects in Old Montreal at this moment.<br />
<strong></strong></p>
<p><strong>BANK Condo Projec</strong>t offers us 43 units of high-end design, a graceful mix of the historic and the modern.<br />
I had a small interview with Mickael Chaput, Real Estate Broker with McGill Immobilier and he gives us the insights of the projects architecture, features, sizes and prices.</p>

It looked like the Montreal I remembered when I first arrived here. Snowy streets by November. Slippery sidewalks. Happy winter everyone!</p>

<p><em>I was just forwarded this juicy article [Thanks Pat!] on the situation with Marciano and his properties here in <strong>da island</strong>.<br />
It turns out, that Mr Marciano has major financial and legal discrepancies with the city and well, the USA.</em></p>
<p><em>According to Les Affaires, he&#8217;s being sued in the US for 260 million dollars. The Quebec Superior Court authorized to seize over 54 banks accounts (who has 54 bank accounts, really?) and well, between other stuff happing simultaneously, he fled the city. So Marciano has left the building, ladies and gentlemen.</em></p>

<p>Who would have known that Guess Jean designer Marciano had not one, but a few properties in Old Montreal?</p>
<p>According to an article forwarded by my broker, the French designer bought the Art Deco building 507 Place-d&#8217;Armes for 22 millions in 2008.</p>
<p>I bet you didn&#8217;t know that either.</p>
<p>The article also mentions he has eighteen properties in total, all in the historic areas of Montreal.<br />
<span style="text-decoration: line-through;">I hope his next purchase is one of my listings!</span> . (Yikes, I take that back!)

<p>This laundromat saved my life.</p>
<p>Ok, maybe it didn’t go as far as saving my life. But I have to share with you this wonderful service, specially if you live in the plateau and you’re too busy to take care of your own clothes.</p>
<p>Yes, one can be <i><b>that</b></i> busy.</p>
<p>Back in the day when I had just started in real estate, I had another job (yes, two!) and no free time at all. I had been working seven days a week, long hours for <b>a very long time</b>, and I completely neglected to do laundry.</p>
<p>At the time I was living in a building where the laundry facilities consisted in one very slow washer and one very old dryer, which was to be shared with another 16 neighbours. Also, the laundry room was located in the basement. I don’t like basements (or anything with low ceilings for that matter). So doing a load of laundry became a task to be put off for every following night. And every night there was a new excuse:</p>
<p>“Too tired.<br />
The washer’s already taken.<br />
Not enough time.<br />
I have an early day tomorrow”</p>
<p>Pick one.</p>
<p>By the time I realized it, I had very little clothes left in my closet, there was a good pile of unwashed stuff. I remember taking out 7 garbage bags full of laundry. All of my clothes, my linens, towels and basically anything washable I had at home.</p>
<p>I was decided to do it all at once. Go to a Laundromat early in the morning and spend the whole day in the oh-so-wonderful task of doing laundry. I had to skip work that day just to get all my washing done. When I walked into this place, something wonderful happened. The clerk asked me if I was doing a drop-off and for when I needed it done.</p>
<p>A drop off?</p>
<p>It never occurred to me that a small laundry-mat can offer that type of service. Perfect!</p>
<p>Ever since then, I never fret laundry day. If the going gets rough, and the pile gets too big to handle at once, I just pack it up and drop it off at Chez Bovette!</p>
<p>Well, now is a little different. I live in Old Montreal. I got my own ensuite washer and dryer (heavy duty, I may add) but still, I love that service. And if you suffer from panic attacks at the moment of washing clothes&#8230;this place might be just for you :)</p>

Hi Deya Bautista here.<br />
A lot of people ask me by email what are the areas that I recommend investing in. It will depend on your budget but if you’re looking for an apartment near downtown, very close to old Montreal and you have a budget within $250,000 to $400,000, you can have a really nice apartment in this area.</p>
<p>There is a mix of construction in this area. We have building that were built about 20 years ago to. They are in the price range of $300,000 and $350,000 for 2 bedrooms, then you have the newest construction which is right behind me. Buildings that were done about 6 years ago. The units are a bit smaller, but they are still very interesting. There are 2 bedrooms with different layout, they’re going for $300,000 and $315,000. Some of them come with a parking, some of them don’t, it depends on what your needs are.</p>
<p>Over here what’s interesting is that if you’re working downtown, you probably won’t need a car because you have two close metros around here. One you can access by walking is Lucien L’Allier, and then there’s also another one you can access with a 5 minute ride with the bus, that is Metro Guy. Also walking distance to Old Montreal, it’s about 5 to 6 blocks from here.</p>
<p>The area is booming right now. There is university students, young couples, young professionals are moving in the area. Its pretty dynamic area. You have all the amenities that you need. For example, a new grocery store (a huge one) in the corner, restaurants, cafe, dry cleaning services, access to the highway.</p>
<p>All that we need to live downtown, you have it right here.<br />

<p>Appuyant le projet depuis qu’il a été mis de l’avant, le député fait remarquer que les déplacements en transport en commun de la population de LaFontaine seront de beaucoup améliorés. «Nous suivrons l’évolution des travaux. 			<content:encoded><![CDATA[<p>I came across this great new program for young buyers in Old Montreal, specifically for students (and their parents) wanting to purchase a condo with low downpayment. Développements McGill created a new Family Investment Program that offers a fantastic purchase options. Here are the details:</p>
<blockquote><p>“We have formed an partnership with the Royal Bank (RBC) to enable families with children aged over 18 studying or working in Montreal to enrich their family assets by buying a new condo in a booming neighbourhood with one of the highest value appreciation rates on the Island of Montreal,” said Stéphane Côté, President of DevMcGill.</p></blockquote>
<p>The partnership lets DevMcGill offer first-time buyers very advantageous terms, including:</p>
<ul>
<li>joint mortgage application by parents and children, if desired, making it easier to get a pre-approved loan;</li>
<li>the child’s name only on the property deed, qualifying the condo as a principal residence and exempting it from capital gains tax when it is resold;</li>
<li>very modest down payment (starting at 5% of the selling price);</li>
<li>guaranteed interest rate until construction is completed to shelter the buyer against any rate increases;</li>
<li>$1,000 rebate on notary’s fees when the transaction closes.</li>
