Video Blog, Episode Four: BANK Project in Old Montreal

This is something I have been looking forward to shooting since the summer time, when I was first told about the development!
I present to you a video tour of one of the hottest projects in Old Montreal at this moment.

BANK Condo Project offers us 43 units of high-end design, a graceful mix of the historic and the modern.
I had a small interview with Mickael Chaput, Real Estate Broker with McGill Immobilier and he gives us the insights of the projects architecture, features, sizes and prices.

Marciano takes over Old Montreal? Au contraire. [Updated]

UPDATE:

I was just forwarded this juicy article [Thanks Pat!] on the situation with Marciano and his properties here in da island.
It turns out, that Mr Marciano has major financial and legal discrepancies with the city and well, the USA.

According to Les Affaires, he’s being sued in the US for 260 million dollars. The Quebec Superior Court authorized to seize over 54 banks accounts (who has 54 bank accounts, really?) and well, between other stuff happing simultaneously, he fled the city. So Marciano has left the building, ladies and gentlemen.

Who would have known that Guess Jean designer Marciano had not one, but a few properties in Old Montreal?

According to an article forwarded by my broker, the French designer bought the Art Deco building 507 Place-d’Armes for 22 millions in 2008.

I bet you didn’t know that either.

The article also mentions he has eighteen properties in total, all in the historic areas of Montreal.
I hope his next purchase is one of my listings! . (Yikes, I take that back!)

Interesting: Développements McGill Family Investment Program

I came across this great new program for young buyers in Old Montreal, specifically for students (and their parents) wanting to purchase a condo with low downpayment. Développements McGill created a new Family Investment Program that offers a fantastic purchase options. Here are the details:

“We have formed an partnership with the Royal Bank (RBC) to enable families with children aged over 18 studying or working in Montreal to enrich their family assets by buying a new condo in a booming neighbourhood with one of the highest value appreciation rates on the Island of Montreal,” said Stéphane Côté, President of DevMcGill.

The partnership lets DevMcGill offer first-time buyers very advantageous terms, including:

  • joint mortgage application by parents and children, if desired, making it easier to get a pre-approved loan;
  • the child’s name only on the property deed, qualifying the condo as a principal residence and exempting it from capital gains tax when it is resold;
  • very modest down payment (starting at 5% of the selling price);
  • guaranteed interest rate until construction is completed to shelter the buyer against any rate increases;
  • $1,000 rebate on notary’s fees when the transaction closes.

Eatery: Titanic Cafe in Old Montreal

Definitely the perfect place if you’re looking to grab a quick lunch, just before the lunch-rush hour.
You’ve probably won’t find Titanic unless someone points it out to you. Its not located in a major street in Old Montreal, but it is well known by the locals as a Gourmet Sandwich place. Titanic Cafe, hidden away in the semi-basement, has by far the tastiest antipasto plate I’ve had ever tried. Not to mention the huge, melt-in-your-mouth baguette sandwiches that are their signature style. Suggested sandwiches: Tuna Salad, and the Mexican Style Pork Sandwich.
If you can manage to arrive before 12 noon, the better chances to find a table. The place fills up very quickly, everyday.

I took a little walk in the neighbourhood with my camera the other day and I saw this almost empty side of the street, slightly covered with snow.It looked so peaceful. You can see the Molson logo at the top of the building in the center faded a bit by the fog.  This is the exact location where the picture was taken.

Resident - Restaurant Old Montreal

Right in the corner of Notre Dame and St Denis (or Bonsecours since it’s on the south side), you will find Resident Restaurant; a big and spacious room with high ceiling, elegant yet casual minimalist decor. The type of cooking they offer is a mix of comfort food with a twits of gourmet.
I’ve had the chance to eat there a few times (and try different dishes), and I’ve even met clients for lunch (they’ve loved it!). By far my favorites are the spicy Crab Cakes as appetizers, and for the main course I loved the Lamb Shepherd’s Pie, and the Grilled Bavette with Shallots on Red Wine Sauce.

Old Montreal Building: Sold or Not?

Remember this building? I just got word from one of the merchants in this area that this building had finally sold. There seems to be a difference of prices between my sources, some say it went from 1.3M to a final 1.2 Million. Which isn’t bad at all since they were first asking 1.3 Million, it means it sold for 100k less than asking price. They city should be happy, n’est pas?. In any case, I haven’t checked the registry to see if the actual sale took place or not, and for how much- I’d be curious to see the actual numbers, but even better than that: what’s the new owner’s plans for this place?
For those of you whow don’t know the story, this property was offered for sale by the city of Montreal, last april- we didn’t follow up since they stop receiving offers (nothing to blog about, right?), now it seems we have a winner. You can see here the previous article.
