
It’s been a while since we spoke about the Club Sommet, ever since my visit to the project there are nothing but good news. The renovation of the existing units are now taking place, and there are many styles to choose from. I had the opportunity to visit the completely furnished condo models, from different sizes and layouts, which gives us a greater range of options. It is a lot easier to envision yourself living there once you see the actual finished units. And they have quite a few!
An interesting part of this project is the versatility and the customization of the units. They can modify units to enlarge them by combining two (or more) units to meet the client’s need. I haven’t heard of a project downtown that modify existing units, and I think is fantastic.
The lobby has a stylish concept with a high end design, and it will include a concierge service. The rooftop terrace will offer BBQ facilities and lounge chair (tanning, anyone?) There was also a mention of a health club, sauna and pool (indoor and outdoor).
Now, get this…they are making a small waterfall that you can view from the courtyard where the outdoor pool will be, surrounded with gardens.
In terms of prices, we can honestly say that for the location, the amenities offered and the quality of the materials this project is quite affordable. The asking price starts at $156,900 for a studio (approx 429 sq ft.), all the way to $575,900 for 1494 sq ft – according to the price list.
Something important to know for future buyers, the units are co-ops, or undivided co-ownership. As for the existing tenants; residents can buy their apartments, and build equity in them.
When I asked: What kind of people are buying into this project? A wide range of home buyers, ranging from university students, empty-nesters, corporate people, and out-of-towners.
For those interested in living at the heart of downtown, visiting Club Sommet project is a must. I’m not going to sell you on the location, if you are familiar with downtown, all you need to know is that is located on de la Montagne, north of Sherbrooke. Shall I say more?
A good thing for us agents: This project is broker protected. So feel free to do a visit with your clients.

I like the building in general, when it was a rental. My wife (girlfriend at the time) lived in the building behind it (on Drummond, part of the same complex) for a few years, and she loved it. Great location, excellent amenities (dépanneur, video club, indoors and outdoors pool, little exercise room, multiple laundry rooms).
However, as for the condo project, I'm not entirely sure if the residents will have access to all of these amenities because they are attached to the building on the other side. Also, they would have to do a LOT of renovations to bring it up to par, because some of those units may be fine for rentals, but the quality and finish lacks for a condo one is going to invest in and buy. I guess one just needs to go and see what they look like today.
I agree with the need of renovation, but after visiting the place I've seen the unfinished and finished units: BIG DIFFERENCE. They gutted a lot of the units and re-constructed the entire apartments. In the outside they will be changing the windows and balconies.
The agent informed me that the building on Drummond is owned by the same company and it will remain for rent only, but the gym facilities will be shared with the Sommet project.

you mention that university students are buying projects like this one. I'm a university student who is looking, are there any funding options, tax breaks, special mortgages, etc. available for students? I can't conceive of how university students can own these types of condos…

I can't really say about special mortgages, you'd have to contact Danuta with that question. If you're a first time buyer, you can get a refund with the city of Montreal for properties up to 180,000. I think the cash back is around $6,000.
University students are buying, or better said: the parents of the university students are buying. And it makes sense: Even if you're in Montreal for 2 or 3 years, why would you spend money on rent when you can make an investment? Specially with affordable prices like these ones, not to mention the low interest rates.

Good call. I completely forgot to look at the condo fees. But in every project that has a pool/spa, concierge, and elevators, believe me…these reflect on the condo fees and maintenance.
Mike – Just wanted to clarify on the monthly fees…in co-operative ownership, your Property Taxes are included in your monthly common fee. Club Sommet's fee are extremely comparable to other downtown buildings, even ones that dont have the same amenities.

This is an awful place to live.
Construction work here is still ongoing with extremely loud drilling throughout the building, moved in without being told of such work, management does not communicate adequately (for example – told that construction work would be cease end of Feb, in fact it will be ongoing in March; a notice about power cuts on one day, when in fact it was on two days, etc), at least one of the lifts constantly out of order, and the fire alarm constantly going off, to the extent that tenants now ignore it.
Thankfully concierge staff are at least nice.
I do find it absolutely APPALLING that they are charging the rent prices they do, for the conditions in which tenants are expected to put up with. It is unacceptable and I'm surprised more people aren't complaining as I plan to do.
Please consider this very carefully if you plan to move in here.
