My personal approach to buying condos downtown: if you can afford to include a garage, do it. It will be a great addition to your listing once it is time to resale. Even if a lot of people living downtown take the metro or bus, investment-wise a garage is a must have. </description>

Currently at Lowney in Griffintown, they sell their garage for $27,500+tax, this is currently set for Phase 6 of their project. Perhaps you&#039;ll be able to find parking for sale from the other phases, depending when exactly you need this garage for. Phase 7 is set to pre-sale in the fall, perhaps you&#039;ll have better luck in finding a 4 1/2 then since the condos are seemingly flying off the shelves.  
 
You can also aim for Quartier 54, which is smack next to metro Rosemont, their garage is stated at $20,000+ tax. Most 4 1/2 units are hovering in at $230K or more and this is only Phase I. I&#039;m concerned about future constructions going on there because if Phase I is successful, Phase 2 will follow and that will create a lot of noise for a couple of years. 
 
Habitation POM on Rene-Levesque has their garages selling for $35,000+tax.  
 
Louis Boheme and Sherbrooke 333 have their garages going for $40,000+ tax (but 333 has trouble selling their condos, they seem to include everything - garage, locker, appliances, in the final price). You&#039;ll need to shop around and visit different places to see if you can find cheaper.  
 
These are just the ones that I know :)
