<p>It&#8217;s been a while since we spoke about the Club Sommet, ever since my visit to the project there are nothing but good news. The renovation of the existing units are now taking place, and there are many styles to choose from. I had the opportunity to visit the completely furnished condo models, from different sizes and layouts, which gives us a greater range of options. It is a lot easier to envision yourself living there once you see the actual finished units. And they have quite a few!</p>
<p>An interesting part of this project is the versatility and the customization of the units. They can modify units to enlarge them by combining two (or more) units to meet the client&#8217;s need. I haven&#8217;t heard of a project downtown that modify<strong> existing</strong> units, and I think is fantastic.</p>
<p>The lobby has a stylish concept with a high end design, and it will include a concierge service. The rooftop terrace will offer BBQ facilities and lounge chair (tanning, anyone?) There was also a mention of a health club, sauna and pool (indoor and outdoor).<br />
Now, get this&#8230;they are making a small waterfall that you can view from the courtyard where the outdoor pool will be, surrounded with gardens.<span id="more-1789"></span></p>
<p>In terms of prices, we can honestly say that for the location, the amenities offered and the quality of the materials this project is quite affordable. The asking price starts at $156,900 for a studio (approx 429 sq ft.), all the way to $575,900 for 1494 sq ft &#8211; according to the price list.</p>
<p>Something important to know for future buyers, the units are co-ops, or <a title="Undivided Co-ownership" href="http://montrealrealestateblog.com/what-undivided-co-ownership-means/">undivided co-ownership</a>. As for the existing tenants; residents can buy their apartments, and build equity in them.</p>
<p>When I asked: What kind of people are buying into this project? A wide range of home buyers, ranging from university students, empty-nesters, corporate people, and out-of-towners.</p>
<p>For those interested in living at the heart of downtown, visiting Club Sommet project is a must. I&#8217;m not going to sell you on the location, if you are familiar with downtown, all you need to know is that is located on de la Montagne, north of Sherbrooke. Shall I say more?</p>
<p>A good thing for us agents: This project is broker protected. So feel free to do a visit with your clients.</p>

<p><strong>Condo conversion is out and co-op conversion is in</strong> as the new battleground for tenants and landlords in Montreal, tenant advocates say.</p>
<p>Several tenants of a 300-unit apartment building on Mountain St. that was transformed from a rental building into a co-operative last fall attended a Ville Marie borough council meeting last night to demand a moratorium on that type of building conversion.</p>
<p>The tenants of Club Sommet at 3475 Mountain want municipal and provincial authorities to block such conversions until they can legislate the same kind of protection that exists for tenants whose buildings undergo condo conversion.</p>
<p>Some of Club Sommet&#8217;s tenants are facing eviction as the building manager proceeds with major construction work to combine some units to make larger dwellings and breaks up other units to sell.</p>
<p>The first evictions will be heard at the Quebec rental board in June.&#8221;</p>
