			<content:encoded><![CDATA[<p>Dernièrement j&#8217;ai reçu beaucoup d&#8217;appels d&#8217;acheteurs recherchant des condos au centre-ville en dessous de 150.000$.<br />
Bien que nous les ayons dans notre système, nombreuses de ces propriétés sont à rénover , petites en superficie ou situées au sous-sol et/ou au niveau terrasse.</p>
<p>Rappelez-vous que le prix est fixé par rapport à certains facteurs:  Situation par rapport au voisinage (Centre-Ville, Vieux-Port, Le Plateau, NDG, Rosemont, etc.), le niveau de l&#8217;étage (par exemple: un condo au dernier  étage sera plus cher que celui situé au premier étage) et s&#8217;il inclut un garage ou un parking entre autres.</p>
<p>Si votre prix maximum ne correspond pas à vos critères, vous devriez peut-être chercher dans un autre quartier qui offre plus d&#8217;espace pour un prix inférieur. Ou accorder vos critères pour rester vivre dans le quartier que vous avez choisi.</p>
<p>Revoyez la dimension de la propriété , si votre budget est de 120000$ et vous cherchez un condo de 1200 pc.<br />
au centre ville&#8230;&#8230;. je crois que ce sera difficile. Il faut choisir: Rester au centre-ville dans un condo moins spacieux, ou (à nouveau) changer de quartier.</p>
<p>N&#8217;oubliez pas, un garage ajoute de la valeur à la propriété, le prix moyen pour un parking extérieur se situe entre 10,000$ et 15,000$. Un garage intérieur entre 20,000 et 35,000$ dépendant du quartier.<span id="more-2179"></span></p>
<p>Bien que la Chambre Immobilière de Montréal nous à communiqué les prix moyens pour les condos à Montréal, les chiffres ne sont qu&#8217;informatifs.</p>
<h3><span style="color: #000000;">Prix moyens. Condos Vendus les derniers 6 mois.</span></h3>
<p>Ces résultats sont pris dans la base de données MLS des condos vendus avec les critères suivant:<br />
<strong>2 chambres, 1 salle de bain, étages: du rez-de-chaussée aux étages supérieurs.</strong></p>
<p><strong>Rosemont:</strong> 850-1000 pc. avec garage: 212,100$</p>
<p><strong>Vieux-Montréal:</strong> 1000-1175 pc. avec garage 354,800$</p>
<p><strong>NDG:</strong> 800-1000 pc. pas de garage: 219,000$</p>
<p><strong>Ville-Marie:</strong> (excluant le Vieux-Montréal) 800-1000 pc. pas de garage : 241,000$</p>
<p><strong>Plateau et Mile End:</strong> 800-1000 pc. pas de  garage: 238,500$. Et un prix minimum de 180,000$</p>

I don&#8217;t often come across properties within this price range, but for the sake of knowing what you can get for that price, I did a quick search and found that:</p>
<ul>
<li>Homes for less than 100k are often mobile homes.</li>
<li>Condos are still available, but they are quite small and in need of major renovations.</li>
</ul>
<p>The condos found under this criteria were mostly found on the east end (R.D.P/ P.A.T), some others in Ahuntsic and one in Côte-des-Neiges. Here is a compiled <a title="Condos for less than 100K" href="http://montrealrealestateblog.com/wp-content/uploads/2009/05/condos-100k-less.pdf">list of the properties available</a> (PDF file), these properties are listed with different brokers.<br />
Not all the properties have many images, but it gives you an idea of what you can get for that amount of money in today&#8217;s market.

<p>It&#8217;s been a while since we spoke about the Club Sommet, ever since my visit to the project there are nothing but good news. The renovation of the existing units are now taking place, and there are many styles to choose from. I had the opportunity to visit the completely furnished condo models, from different sizes and layouts, which gives us a greater range of options. It is a lot easier to envision yourself living there once you see the actual finished units. And they have quite a few!</p>
<p>An interesting part of this project is the versatility and the customization of the units. They can modify units to enlarge them by combining two (or more) units to meet the client&#8217;s need. I haven&#8217;t heard of a project downtown that modify<strong> existing</strong> units, and I think is fantastic.</p>
<p>The lobby has a stylish concept with a high end design, and it will include a concierge service. The rooftop terrace will offer BBQ facilities and lounge chair (tanning, anyone?) There was also a mention of a health club, sauna and pool (indoor and outdoor).<br />
Now, get this&#8230;they are making a small waterfall that you can view from the courtyard where the outdoor pool will be, surrounded with gardens.<span id="more-1789"></span></p>
<p>In terms of prices, we can honestly say that for the location, the amenities offered and the quality of the materials this project is quite affordable. The asking price starts at $156,900 for a studio (approx 429 sq ft.), all the way to $575,900 for 1494 sq ft &#8211; according to the price list.</p>
<p>Something important to know for future buyers, the units are co-ops, or <a title="Undivided Co-ownership" href="http://montrealrealestateblog.com/what-undivided-co-ownership-means/">undivided co-ownership</a>. As for the existing tenants; residents can buy their apartments, and build equity in them.</p>
<p>When I asked: What kind of people are buying into this project? A wide range of home buyers, ranging from university students, empty-nesters, corporate people, and out-of-towners.</p>
<p>For those interested in living at the heart of downtown, visiting Club Sommet project is a must. I&#8217;m not going to sell you on the location, if you are familiar with downtown, all you need to know is that is located on de la Montagne, north of Sherbrooke. Shall I say more?</p>
<p>A good thing for us agents: This project is broker protected. So feel free to do a visit with your clients.</p>

<p>If you are new to Montreal, you&#8217;ve probably seen the descriptions for the living space, apartments or homes, signs with 2 ½, or 5 ½ as opposed to &#8220;one bedroom condo/home&#8221; or &#8220;3 bedroom apartment&#8221; sort of thing. If you haven&#8217;t figured it out yet, here is a quick (and hopefully clear) explanation.</p>
<p>Understanding the way we describe apartments in Montreal can be quite simple once you keep these tips in mind.</p>
<p>First and foremost, remember that <strong>the &#8220;1/2&#8243; half part, always refers to a bathroom.</strong><br />
<strong>After that, every room is counted. </strong></p>
<p>For example:<span id="more-1326"></span></p>
<p>One (closed) bedroom apartment with a separate kitchen is considered often as a 3 ½. Here is the count:<br />
1 room for living/dining space.<br />
1 room for the kitchen,<br />
1 room for the bedroom.<br />
½ the &#8220;half&#8221; &#8211;  which is the bathroom.</p>
<p>Smaller units are quite simple:<br />
1 ½ is often a studio. One large room with a separate bathroom.<br />
2 ½ could be either a closed bedroom with open concept kitchen/living/dining room or could also mean a studio with a closed kitchen. In this case the bedroom and living/dining spaces are all open.</p>
<p>For the 4 ½ , is often referred to a 2 bedroom unit but it can also mean: a one bedroom, separate kitchen, living room, dining room and a bathroom (total 4 rooms and ½). It&#8217;s always good to ask how many closed bedrooms it has.</p>
<p>5 ½, same thing. 5 divided rooms and a bathroom.<br />
Variations: 3 bedrooms, living/dining room (in one space), separate kitchen and bathroom.</p>
<p>There are many variations to the larger units, from 5 ½ and up. To know what kind of apartment you&#8217;re about to see, it will only take one question: How many closed bedrooms? Then you can do your own math from there.</p>
<p>Keep in mind that sometimes an apartment (or house) can be described as a 2 or 3 bedroom unit BUT <strong>if one of those closed room do not have its own window should not be considered a bedroom.</strong></p>

<h4>333 Sherbrooke St., East: a luxury condominium project designed to appeal to a clientele with an eye for quality and location.</h4>
<p>In the heart of Montreal&#8217;s trendy Plateau neighbourhood, the development consists of 83 units in Phase I, 67 units in Phase II, and 30 townhouses linked to the property. <strong>The second phase of construction at 333 Sherbrooke St. East, was officially launched on April 1st 2008 </strong>by Richard Homburg, President and Chief Executive Officer of Homburg Invest Inc., the occupancy is set for autumn 2008. The $35 million second phase increases Homburg Invest&#8217;s total commitment to its Montreal portfolio to more than $1 billion over the past three years.</p>
<p>&#8220;Phase I is effectively sold out, and Phase II sales have surpassed the critical level needed to ensure the success of the project. Once completed, 333 Sherbrooke St. East will be a reference for luxury condominium living in downtown Montreal.&#8221; Mr. Homburg said.</p>
<p>To date, the project has attracted buyers from all over Europe, the United States and Canada.</p>
<p>&#8220;Location, location, location. Montreal is ideally situated as a major crossroads for European and North American trade and business,&#8221; Mr. Homburg continued. &#8220;Montreal possesses all the qualities of a major real estate market, from a large, well educated population to a solid transportation infrastructure to a growing economy supported by healthy activity in several key sectors, like aerospace, life sciences and information technology&#8221;</p>
