<p>You&#8217;ve heard about the <a title="333 Sherbrooke" href="http://montrealrealestateblog.com/333-sherbrooke/">333 Sherbrooke East</a> before, the celebrity condo project was aiming to deliver the second phase last fall, and we have news of their grand opening.</p>
<p>According to the article from Canadian news wire, the luxury project completed the 62 condos of their second phase. A value of 35 million, the new structure features a suspended pool on the 10th floor, scheduled to open this summer. One of the units in the ground floor was converted into a wine cellar &#8211; for the resident&#8217;s exclusive use!.</p>
<p>With the condo project being completed, co-owners are to take occupancy starting from the first week of February. There are still 32 townhouses from phase 3 that remains to be finished and delivered- for the spring time. We&#8217;ll be reporting on that.</p>
<p>And before I forget &#8230;phases 1 and 2 are sold by 60%, so there&#8217;s still some lovely condos available in both buildings.</p>

<h4>333 Sherbrooke St., East: a luxury condominium project designed to appeal to a clientele with an eye for quality and location.</h4>
<p>In the heart of Montreal&#8217;s trendy Plateau neighbourhood, the development consists of 83 units in Phase I, 67 units in Phase II, and 30 townhouses linked to the property. <strong>The second phase of construction at 333 Sherbrooke St. East, was officially launched on April 1st 2008 </strong>by Richard Homburg, President and Chief Executive Officer of Homburg Invest Inc., the occupancy is set for autumn 2008. The $35 million second phase increases Homburg Invest&#8217;s total commitment to its Montreal portfolio to more than $1 billion over the past three years.</p>
<p>&#8220;Phase I is effectively sold out, and Phase II sales have surpassed the critical level needed to ensure the success of the project. Once completed, 333 Sherbrooke St. East will be a reference for luxury condominium living in downtown Montreal.&#8221; Mr. Homburg said.</p>
<p>To date, the project has attracted buyers from all over Europe, the United States and Canada.</p>

<strong>The Scoop</strong>: Supposedly, this is one of the most talked about Condo complex in Laval. Why? well&#8230; apart from the awesome interior design, the architectural style (glass, metal and concrete) is a mix of modern and elegant, without looking overly pompous. Choices of indoor or outdoor parking.</p>
<p>The Cosmodôme and <a href="http://www.cineplex.com/Theatres/TheatreDetails/B8BB0CE3/Colossus_Laval.aspx?view=map">Colossus cinema</a> are within walking distance, along with a choice of restaurants (not sure how good they are) and let&#8217;s not forget the well-known supper club <a href="http://www.moombaclub.com/">Moomba</a> (Wednesday night, ladies special). Gym, supermarkets and all amenities also close by, <strong>so you never have to leave Laval ever again</strong>. But if you do, access to highway 15 is right down the street and upcoming metro station <a href="http://www.moombaclub.com/">Montmorency.</a></p>
<p>Their <a href="http://www.groupecholette.ca/layout/main.aspx?view=prjDetails&amp;id=100007&amp;lang=en" target="_blank">website</a> has <em>some</em> mention on rentals in the building(s), and a few very enticing images are displayed in the form of virtual tour.</p>
<p>Try to get a condo like that in Montreal, for less than 300k.

			<content:encoded><![CDATA[<p>As you already know, <a href="http://www.cigm.qc.ca/Edgar3/MessageGeneral/Tableaux%20Communiqu%E9s%20CIGM%202008M3_ENG.pdf" title="PDF report" target="_blank">Montreal&#8217;s first quarter market reports</a> were released last week, and <strong>the average price of a condo is now $205,000</strong>, a 2% increase from last year. Well, a price like <strong>that won&#8217;t get you much </strong>in Montreal&#8217;s hottest spots.</p>
<p>If the average price is 205k, what&#8217;s the most expensive apartment for sale at this moment? We searched online for properties over 3 million in the metropolitan area, and came up with 3 winners. But this one gets the cake:</p>
<p>It&#8217;s located in Old Montreal. <strong>The asking price is over 4 million</strong>,<span id="more-187"></span> with that you get the entire floor with a little over 3,000 sq. ft. Imagine, one complete floor, just for you.  Lovely, where do we sign?</p>
<p>The only thing we noticed, apart from the outrageously high price tag and the minimal size of the apartment (considering the <em>outrageously high price tag, </em>again) is the fact that <strong>there&#8217;s no mention of parking&#8230;or garage</strong>, for that matter.</p>
<p>So, tell me something: Where do you expect us to park the Ferrari, the Hummer, the Maserati, and Lamborghini?</p>
<p>Is there at least a landing zone for the helicopter?</p>

<p>The luxury condo development called Sleb on the corner of St. Laurent and Ontario was originally started by Minco Construction. In 2003 by Luciano Minicucci. Dozens of home buyers invested at the pre-construction level of this project.</p>
<p>The project started in 2003 to be completed in 2005 and that same year Minco Construction sought bankruptcy protection from it’s creditors, since then no work has been completed in Sleb. Last November the superior court withdrew the project from MINCO Corporation to give it to Bartolo Dalle Nogare (9170-6929 Quebec Inc.), the new owner.</p>
<p>Luciano Minicucci was <a title="Link to the original Italian article" href="http://www.ladige.it/news/a_portale_lay_notizia_01.php?id_cat=4&amp;id_news=4693" target="_blank">arrested in Italy</a> in mid January 2008, for extortion against the new owner of Sleb.<span id="more-155"></span></p>
<p>The new owner does not know what he will do for the existing project, leaving dozens of people fearing they will lose on their investment.</p>
<p>However according to <em>l’Association de la construction du Québec</em> it is expected that all deposits are to be returned to affected buyers.</p>
